How much will it cost?

We will visit you without obligation to discuss your particular requirements and check the feasibility of your loft for conversion and provide you with a free fixed quotation. You should budget from £14,000+ for a conversion using the existing slope known as a velux conversion. Terrace conversions with dormers start at £23,000. End of terrace, semi detached, hip to gable starts at £26,000.

You will also need to budget for the purchase of shower room equipment decorating and possible fitted standard furniture.


Once the specifications and price is agreed the first payment of £750.00 is require to instruct our architect (this fee is included in our price and will be deducted from our final account).

If planning permission is required you will need to pay the relevant council fee which is approximately £135.00. The building regulation fee is approximately £450.00 to be paid to the relevant Council. This fee is for the inspection of the works and a completion certificate.

To book a firm starting date is then £500.00 (this fee would be deducted from our final account). All other payments are to be on the basis of works in progress we will provide a schedule of our mutual agreement. A final payment 3% to 5% when the council or supervising officer has carried out the final inspection to his/her satisfaction.

The balance will be due when the following guarantees are in place: Council completion certificate, Corgi gas and electrical certificates.

Planning and Design:

If you are extending your property to the rear and side you are allowed 50 cubic meters for a terraced house and 70 cubic meters for a semi detached, detached and end of terrace properties. This is known as permitted development. The exceptions are if you already have extensions to the property or live in a conservation area you will need planning permission.

We can work with your own plans or use our architects to draw up plans to your specifications.

Because of the nature of the loft shapes and angles we are flexible with the setting out of shower rooms and staircases and consult with customers and give them various options before we erect partitions or install windows. Where practical we match up existing windows and we also consult with our client regarding the position of the lights, plugs etc.

We always check with the planning department to verify the position on the relevant property before work commences.
